I hope that these swoon-worthy spaces will make you say “OMG”…hence the name! Britney’s Modern Farmhouse

  • Year Built: 1992, but renovated in 2019
  • Describe your Home Style: Modern Farmhouse
  • Favorite Spot in your House: The laundry room because it is so functional. We designed it to be a large, functional space that could handle laundry, be a dumping zone for school bags and snow pants, and still look like a nice room when you first enter our home. I was so delighted when Britney’s submission popped up in my inbox. Her family is adorable and I loved hearing the tale of finding this dream home of theirs. After having their son, the couple decided to move from Toronto back to Britney’s hometown of Chatham to take over the family business. They found this home, but it needed a lot of work. They ended up using Lilly Home & Design to create a new layout for the house (moving walls, adding a mudroom, and more) and then Dordt Contractors brought it to life. The pandemic threw a wrench in their plans, but luckily since their construction project had already started in November, 2019, and no one was living in the house, the crew was able to keep working. The family moved in at the end of May, 2020, and have been loving their new home ever since!Britney and her family enjoying their home

When I chatted with Britney, I could tell she has so much pride and love for her home, which made me so happy! She describes her style as Modern Farmhouse and I think she hit the nail on the head. You’ll notice lots of black, white, and wood throughout each space.Reader OMG modern farmhouse family

I wanted to note that Britney’s stepdaughter, Alyssa, wasn’t able to make it when the photographer was there shooting their home. But I wanted to make sure we included a photo (above) of this cutie! You’ll see her awesome pre-teen bedroom down below. It’s adorable!

Britney told me that this living room is the most used room in the house. It is a spot to play, spend time together as a family, and watch football as they’re cooking in the kitchen. It looks like such a cozy spot with those inviting couches, the cushy rug, and the built-ins with loads of storage. And I adore that custom-made wood mantle. It really adds a nice rustic touch.

And did you spot the cute home key art that Britney made? I cherish ours and I’m so happy she was able to recreate this little DIY in her home. She also added a charging drawer to the built-in area so the kids can charge their headphones and iPads easily. Oh, and one more personal touch – those large frames on the wall with family photos. Britney had them custom-made at Michaels eight years ago and swaps out the pictures each year.

The family wanted a large laundry room and boy did they get it! I love this functional space that acts as their mudroom and laundry all in one. First, that floor tile. You know I love it because it’s the same tile we have in our own laundry roomย  – just a different color! One thing that Britney emphasized to me over and over was how much storage they created in this house. I think they were really smart with their decisions during the renovation process. I mean just look at all of the cabinets, the key hooks, and even the drying rack here in the laundry room. It’s a smart use of space all around.

The Kitchen & Dining Room

Even though the kitchen is a tad narrow, they were able to maximize the space with a 15-foot island! This is another room with storage galore and Britney says they even have some empty drawers and cabinets in here. Since their style is Modern Farmhouse, it’s no surprise that they went with a gorgeous farmhouse sink! It looks great with the sleek black faucet. And I like the use of the white exterior cabinets with black hardware, and then navy on the island to add a little fun and color to the space. And did you spot their appliance pantry? What a smart idea! All of their appliances are hidden out of sight when not in use.

Modern farmhouse vanity

When I first saw their main bedroom, I was immediately attracted to the gorgeous feature wall behind the bed. Britney said they followed the tutorial that I shared when I did this in our old guest room. It’s such a good project and an easy way to add some interest to a room. As for their en suite bathroom, Britney highly recommends upgrading to heated floors if you renovate. She says, “It’s the best feeling on a cold day when spending time in this space.” The wood, black, and white in the bathroom works so well with the Modern Farmhouse style throughout their home.

The Kids’ Rooms

Paint Colors: Benjamin Moore “Newburyport Blue” (Cooper’s feature wall), “White Diamond” (Cooper’s walls), “Candy Stripe” (Alyssa’s ceiling), “Soft Mint” (Alyssa’s walls).

First up, Cooper’s navy room. The first thing that I noticed was the adorable shadow box with red cars! Britney made it herself. She dug out some old Hot Wheels, spray painted them, and then added them to a shadowbox. It was inexpensive, easy, and it created personal decor for this room. And the navy shiplap wall is another awesome DIY that adds so much to the space.

Alyssa’s room is the perfect space for a pre-teen! The pastel colors, the swinging chair that they bought on a trip to Mexico, and the fluffy desk chairย are touches I would have lovedย as a young girl! The high fives art is a cool touch, along with the feathery light fixture.

The Hallway

It may seem random to highlight the hallway, but I just adore the mix of the wood floors, the industrial light fixture, the black and white frames, and the sleek metal railings here. It really epitomizes that Modern Farmhouse style. Plus, I like how they add family photos throughout their entire home. Sharing those memories in prominent spots is really special. And the growth chart!! I absolutely love that DIY projectย and I need to make one for our house soon.
